Deep Dive: Volusia County FL Property Research

If you are looking for information about a parcel in Volusia County, FL, you are in luck. Volusia County has provided a wealth of information online to enable the public to do a deep-dive of information. Here are some of my favorite web resources to use when I am doing research on a property for an investment or working with a client.

  1. Volusia County Property Appraiser : This should be your first stop to find information related to a property’s owner, lot dimensions, acreage, a house’s square foot living area (SFLA), parcel notes, sale history, taxes, permit history (for unincorporated Volusia County only), and lots more! Go check it out, you’ll be surprised at how often you will reference it. Make it a habit to confirm information from a site inspection or 3rd party resource as well, sometimes data may be incomplete or not updated.
  2. Connect Live : Grab your parcel ID from the Property Appraiser’s website and use it on Connect Live to find basic Zoning Information and open code enforcement cases (Unincorporated Volusia County Only).
  3. Municode – Volusia County : Municode contains all of Volusia County’s Code of Ordinances. Ever wonder how big of a house you can build (or how small)? Can you install a pool in A-3 Zoning? How about a farm in R-1? All your answers can be found in Municode. Take a look at Chapter 72 specifically as it deals with zoning (Unincorporated Volusia County Only).
  4. Volusia County GIS (ArcGIS) : This is a tool that’s worth its weight in gold. Say you wanted to see a specific parcel on a map and all contiguous lots. Next, lets see what they are all zoned (unincorp VC only), which may have scrub jay or gopher tortoise habitats (additional permitting and conservation required), if there is a tall communication tower nearby, plot all the county schools, and identify the nearest county boat ramp. All on the same map, at the same time. Boom. And print it all out on letter-size paper to boot without ever leaving your couch. How sweet is that? It takes some getting used to, but take a look at this helpful tutorial to get started.

These are just a few of my favorite tools to use as I research a specific property in Volusia County Florida. Each municipality has it’s own resources as well if the parcel is located in city limits. Sometimes you have to bounce between resources to get all the information you are looking for, but at the end it’s worth it. Save yourself money and headaches by doing your proper due diligence.
